How long does an Ohio landlord have to return a security deposit?

Under Ohio Revised Code §5321.16(B), deliver the amount due and a written, itemized notice of deductions within 30 days after both termination of the rental agreement and delivery of possession. The tenant must supply a forwarding or new address in writing. A missing forwarding address affects the specified damages and attorney-fee remedy; it does not simply erase the deposit obligation.

Build your decision checklist

Use this checklist to organize the facts and documents for your review.

  • Record the termination date, possession-return date and written forwarding address.
  • Identify and itemize any lawful past-due rent or damages deducted.
  • Deliver the written accounting with the balance due and preserve proof of delivery.

Check applicability and exceptions

Interest can also be due under subsection (A). Confirm that Chapter 5321 covers the tenancy and review any applicable local or housing-program obligations.

  • Confirm the property address, housing type, lease and any assistance program.
  • Check applicable city and county requirements and any recent amendments or court decisions.
  • Get qualified local advice for a disputed deposit or uncertain deadline.
