How long does a California landlord have to return a security deposit?

For covered residential tenancies, provide the refund and any required itemized accounting within 21 calendar days after move-out. California's 2026 official tenant guide also describes photograph and receipt requirements. From January 1, 2026, if the deposit or any rent was paid digitally, return the deposit digitally unless both parties agree in writing to another method.

Build your decision checklist

Use this checklist to organize the facts and documents for your review.

  • Record the move-out date and prepare the itemized accounting and remaining refund.
  • Check the required photographs, invoices and receipts for each deduction; confirm the permitted delivery method.
  • If a lawful good-faith estimate is necessary, follow the final-accounting requirements, including the 14-calendar-day follow-up after repairs or receipt of invoices.

Check applicability and exceptions

Read the full rules on inspections, allowable deductions, estimates and documentation exceptions. Local rules and special tenancy circumstances need separate review.

  • Confirm the property address, housing type, lease and any assistance program.
  • Check applicable city and county requirements and any recent amendments or court decisions.
  • Get qualified local advice for a disputed deposit or uncertain deadline.

Keep the rental record together

Acrelio helps organize lease, deposit and move-out records. Pro electronic lease signatures include a completed audit page. Recordkeeping features support your process; they do not guarantee compliance or replace legal review.

Important context: This is an educational summary of selected sources, not legal advice, attorney review or a complete state rulebook. The official authority controls. Source versions, effective dates and the date Acrelio checked a source are distinct. No legal notice is automatically generated or sent.
